Using a Realtor 

  • Know the developments/differences for states

    • Think creek vs dunes: taxes, home values, land availability

  • Know the builders/vendors/best lenders/loan function

    • Every builder is different and uses their own unique set of vendors for things like flooring, cabinets, counters, etc. as well as what is standard and what is not standard for included features/items.  Like with any loan, certain lenders handle more construction loans and spec home purchase than others, and have their own way of handling the purchase.

  • Know the lots/streets/neighbors/future plans

    • Realtors know the lay of the land, progression of the developments, the neighborhoods ins and outs, recent sales, as well as all 

  • Know what is valuable vs not for ROI

  • Know the local customs/desires/resale

    • Is a two-story or a ranch better? Walkout or regular lot? Location? Builder quality? Who does what in which spaces?

  • Know the local code/tax abatements/state laws for builder warranty/inspection
